Independent living in an inclusive community
Nicholson Tower offers affordable, below-market housing for individuals and couples with low to moderate incomes who can live independently. Priority is given to seniors over age 55 and to people currently living and working in the community.
Located in Vancouver’s West End, this 20-storey building provides a stable home in a welcoming environment. Residents have private suites and access to shared spaces that support connection and everyday living.
Nicholson Tower is best suited for people who value independent living and are comfortable being part of a respectful, inclusive community.


Rental rates
The Bloom Group is committed to maintaining Nicholson Tower as below-market affordable housing. We have varying rent models depending on a resident’s income sources:
Rent geared to income
If you’re employed, or a senior receiving Canada Pension Plan (CPP), Old Age Security (OAS), or the Guaranteed Income Supplement (GIS), your rent will be set at 30% of your total monthly income plus utilities.
Ministry assistance
If you receive income or disability assistance from the provincial government, your rent is a fixed amount of $500 per month. This is set to align with shelter allowances provided through assistance programs.
Laundry and hydro are included in your rent. Telus offers a discount on cable and internet.

You need to provide veterinary records showing proof of spaying/neutering and full vaccinations, or commit to having these procedures done when the pet is old enough. Failure to comply with the rules will require removal of the pet or ending of the tenancy. |
| Smoking | Smoking is strictly prohibited anywhere inside the building. |
| Parking | A limited number of parking spaces are available for $100 per month. Guests can use paid street parking in the neighbourhood. |
How to apply
Create a BC Housing Registry account and submit an application naming Nicholson Tower as one of your housing choices. Then contact the Nicholson Tower coordinator.
Vacancies are filled on a first-come, first-served basis. Due to the volume of applications and factors beyond our control, we can’t provide an update on wait times. You will only be notified when a unit is available.
If you are selected for a unit you will need to fill out our Nicholson Tower Supplemental Applicant Information form and supply the following documents:
- Photo/government ID
- Three most recent months of bank statements for all accounts
- Most recent tax return
We also ask you to provide two references, such as a previous landlord and someone who can give a character reference.
